If your roof is 15 years or older and shows any of these signs, it may need to be replaced, so keep a lookout for any of these signs by inspecting your roof a couple of times per year :

Shingle curling.

Algae growth from airborne algae landing and growing on your roof.  Yes, it sounds like an alien invasion.  Algae-resistant shingles are available.

Shingle granules accumulating in the gutter.  Yes, the granules are bits of shingles breaking off.

Blisters in the shingles, due to moisture in the shingles.

Ceiling spots – a clear indication of a likely roof leak.  This can also be cause by upper floor plumbing problems.

Buckling: caused by wrinkled underlayment, roof deck movement, poor roof ventilation or new shingles being applied over old shingles.

Missing shingles due to improper fastening or exposure to high winds.  Oops, there goes the roof!  Have your roof installed or repaired by truly professional Nashville roofing contractors and avoid this problem.

Rotting: shingles.  This is caused by absorption of moisture in the mat at the core of the shingle.  Organic-based shingles commonly have this problem.  Organic here means carbon-based, not free from pesticides.

Damaged flashing: Flashing is the metal trim put at the base of a chimney.  It prevents moisture from seeping in where the chimney and roof meet.  Damaged flashing can result from improper installation, drying and cracking, or structural settling.  This can usually be easily fixed.

Hail damage can also causes missing shingle granules and roof leaks, so if you have a hail storm, it’s worth climbing up on the ladder and taking a look at the roof.  Just wait until the storm is over.
